Denver and the surrounding areas is a unique market for many reasons. There are not many places in the world, if any that have the intense heat Denver experiences in the Summer combined with cold temperatures that drop below zero degrees every winter.

On top of this you have cold air flowing down from the Rockies that clashes with warm desert air coming from the east. This is the perfect recipe for hail which is disastrous to roofs in Denver, Fort Collins, Loveland and all the front range cities.

When large hail strikes your roof it is pretty obvious and the damage is often visible from the street. What many people do not realize is small hail will also damage your roof. When small hail strikes your roof it will loosen the asphalt gravel that is on top of most shingles. Sometimes the gravel remains in place directly after the hail so if your roof is inspected it shows no damage.

The roofing damage will really start showing when the heavy rains come. The rain will cause the loosened gravel to come off your roof. The gravels job is to protect the lower layers of your roof from the harsh UV rays of the sun. With the Gravel in place your roof should last 20-50 years depending on the type of shingle you have. The problem is once that gravel is gone the Suns intense summer rays will begin to break down the tar that holds the gravel on in the first place and eventually it will start showing the strands of fiber that are in the lower levels of your shingles.

When your roof gets to this point your insurance company will rarely cover the damage as it is considered “old” damage and is no longer covered under your policy. For this reason Roofs in the Denver and surrounding areas often have to be replaced more often than roofs in other areas of the state and country.
